The market is flooded with Silane-Siloxane sealers, but not all Silane-Siloxane sealers are the same. They differ greatly in chemical formula, quality, performance, and life.
Three of the most common Silane-Siloxane sealers are the Eagle sealer, Thompson’s water seal, and the Armor SX5000.

As you can see, there are a few differences between the products, what what do they mean and why do they matter?
- Certifications: Certifications don’t necessarily determine life or performance, but they do confirm it. A certification means that a product has been tested for a specific application and passed all performance requirements.
- Expected Life: There are many factors that determine life. The three most common factors are percent solids, resins, and formula. On average, lower solids formula last 6 months to 2 years, while higher solids formulas last for up to 10 years. Other factors that determine life include the condition of the surface, how the material was applied and to what, the amount of material that was applied and with what, the amount of coats applied, the environmental conditions during and after application, and the use of the surface being sealed.
- Resins: Silane siloxane sealers are made from U.S. manufactured non recycled resins, or imported recycled resins. U.S. manufactured non recycled resins are very pure – they contain only the acrylic resin and the suspension liquid (water or solvent). Imported recycled resins however contain other chemicals. During the recycling process, chemicals are used to recycle the resins. These chemicals aren’t always removed and remain in the formula. In some cases, other chemicals are added to counter the effects of the chemicals left in the formula, and in other cases, they are left as is. They chemicals are known to break down the formula faster, resulting in lower levels of performance and a shorter life.
- Formula: This will never be posted, but it does have an impact on the life and performance of a silane siloxane sealer. Take for example a 10% solids solution. That doesn’t necessarily mean that 5% is silane sealer and 5% is siloxane sealer. It could mean that 2% is silane sealer and 8% is siloxane sealer. Why does this matter? Silane sealers and siloxane sealers perform very differently when used alone. It is the combination of the two sealer types that creates a powerful formula.
